CAV – Consumer Affairs Victoria
www.consumer.vic.gov.au
Consumer Affairs is Victoria’s consumer regulator. Their website is bursting with information and is worth exploring.
Their website can be a bit of a rabbit hole as it has lots of useful and interesting information about a great number of things.
Try to focus on the information that you want to know and when you find the information, copy the website link to make it easy to find again.
For example:

CAV has checklists such as the due diligence one in the link above. When you are buying a residential property this checklist must be made available.
The checklist is a starting point fo a range of issues that may affect that property and impose restrictions or obligations on you, if you buy it. This checklist aims to help you identify whether any of these issues will affect you.

Knowing Your Facts
When you are buying your next home, you will also need to consider STAMP DUTY.
As with anything, doing your own research is a good idea. Only you know and understand your personal circumstances.
Your financial planner and accountant are very important when you are making a move if you have retired or are thinking of retirement
Property purchase price aside, Stamp Duty is an expensive consideration and it’s wise to know that your $850,000 home purchase may also incur a cost of $46,070 in Stamp Duty. This is a guide only as it will depend on your personal circumstances and future plans.
Familiarise yourself with the Land Transfer Duty Calculator (link is below) to enable your own calculations. Relying on a real estate agent who is selling a property for information may be risky.
