Frequent, Sometimes, Never Seller
Are you a Frequent Seller, a Sometimes Seller or a Never Seller?
As a Frequent Seller, you won’t need much guidance, you have traveled the path before. However, if you need assistance with some aspects then I can help you out.
A Sometimes Seller may mean that you have sold before and need the confidence of a Sometimes guide, I can help you with that too.
A Never Seller or not for a really long time Seller, let me help reduce your stress, time, and money and guide you along the path. I will smooth your journey, making the transition from one home to your next with as few bumps as possible. Bumps are part of life but my aim is to make them like a grain of grit and not a Lego block in the middle of the night in bare feet!
My real estate and life experience works with your life experience, it’s respectful, compassionate, confidential and reassuring. Getting you what you want as easily as we can.
The decisions are always yours, I am an experienced, knowledgeable guide, working on your side and only your side. Completely independent of the buyer.
Knowing what to do, what is necessary and what will give you your best outcome. My focus is on you and not just doing something for the sake of it, or marketing in a certain way that an agency may demand. Is it right for you or for the agent? I will help you sort through the process.
Real Estate Advocate
Any property that you may need to sell, it’s best to use one person to oversee the process.
There may be a variety of property assets involved and your real estate advocate can help you sort through each one.
Property Maintenance
Your Real Estate Advocate will work with you to decide what is worth doing and what is not.
The property may need some maintenance completed before it is sold and choosing the right people is essential.
Presentation
Before you sell a property, your real estate advocate will discuss selling, marketing and presentation strategies.
Presentation may include staging the home, organising a deep clean or calling in the gardeners. All are important when selling to maximise your selling price.
Deceased Estate, Executor or Beneficiary.
Emotional, confusing, torn between siblings or beneficiaries, understanding the process and who you should be talking to for the right advice is crucial.
Legal, Solicitor
Develop a relationship with the solicitor and they will guide you through the steps you need to take to get any assets sold.
Financial Planner
Essential when you are making decisions on behalf of the Estate. It may seem like a good idea to hang onto the asset. But is it?
Accountant
Capital Gains Tax, Land Tax, Stamp Duty. Consult an accountant who is frequently in this space. Know the facts.
Sell and Buy, Buy then Sell, Do Both, Simultaneously
It can be a tough question. Do you Sell first and then Buy or how do you go about making the right decision for you and your financial future?
Many of us, in the past, have bought first. We like to know where we are going. If the market changes or we don’t get us much for our home as we were planning then we have time to recover financially. This obviously changes when you are considering a move and are over 50 or planning for your retirement.
Personally, I want to know how much money I have to spend on my new home. When I downsize, I want to sell my home, buy my next and have funds left over to add to my security when I retire.
We are all different. We all have different situations and motivations. It’s why getting personal advice is so important, advice that is geared just to you.
There are also government resources available. There is a list on my Resources page that may help. It will be a changing / updating list that I will expand upon so keep checking back.
